A developer is submitting plans to rezone of 300+ acres from Rural and Suburban Residential to Planned Development District, in Kings Mountain. They want to put in 3 million square feet of warehouse space, and 2 million square feet of multi-family residential, but if rezoned to Planned Development District, would be permitted to include Commercial to Heavy Industrial to Retail to Communications Towers and much more. This is in the backyard of over 50 homes that will be polluted by light, noise, heavy traffic and two streams from the Kings Mountain City Lakes that will be in the midst of the construction.

Dear Kings Mountain Mayor, Kings Mountain City Council Members and Kings Mountain Zoning and Planning Board Members,
As part of the Kings Mountain Community, we, the undersigned, ask you to ensure that no parcel in Kings Mountain, NC is rezoned beyond its stated use in the Kings Mountain Land Use Map, as outlined in the Future Land Use Plan in the Kings Mountain 2040 Comprehensive Plan. And specifically please do not allow parcels 11599, 12880 and 12879 to be changed to anything beyond Rural and Suburban Residential and 11598 and 65944 to anything beyond Auto Urban, which is what their stated use is in the Future Land Use Plan. The proposal to put millions of square feet of warehouses and multifamily housing on these parcels will not only be an eyesore for the 50+ surrounding properties, but will lower the value of these homes, and will cause significant noise, light and traffic pollution. The slated development also threatens the ecosystems of the Kings Mountain City Lakes and their creek subsidiaries which run right through these properties.
Kings Mountain already has a significant amount of warehouse space proposed in other areas along the 85 corridor, which are already zoned light industrial. Specifically two have been approved providing for 2 million square feet of warehouse space. Warehouses do not provide significant job prospects for the community, and make the gateway to the mountain trails an eyesore. Kings Mountain is in a unique situation where the City is growing and attracting new businesses and therefore can be selective with what rezoning and planning is approved where. It should match the character of Kings Mountain – encompassing both the City’s heritage and history, as well as its future.
We, the undersigned, ask you to continue to strategically develop Kings Mountain and encourage business that allows the city to thrive, prosper and grow, rather than becoming a warehouse dominated land grab that diminishes housing values, community, jobs and the environment in Kings Mountain. Please do not allow for the rezoning of parcels 11598, 11599, 65944, 128879 and 12880 to be zoned Planned Development District or anything beyond their current use outlined in the Kings Mountain Future Land Use Plan.
